Fab Living With Andrea Warshaw-Wernick

I always love springtime in Manhattan, when everything kicks into high gear after the much-too-long winter season. This year it seems like there’s more going on than ever before. This newsletter is just a quick way to let you know about some of the best spots I’ve discovered as I explore New York City—in the real estate world and beyond— uptown, downtown and everywhere in between. There’s a marvelous new retail space and market in TriBeCa that I’m ecstatic about, and several outstanding residences are about to hit the market, loosening the inventory crunch we’ve seen over the past couple of years. In short, right now is a marvelous time to be in NYC. Keep reading for more details.

Top 5 New Developments

Check out the hottest residential towers hitting the Manhattan market this year.

520 Park Avenue: Rising 54 stories into the sky on 60th Street between Park and Madison Avenues, 520 Park Avenue features a beautiful Indiana limestone façade, a stunning marble lobby with arched doorways, and full-floor residences with classic layouts, but in a modern setting. The tremendous marble-clad master bathrooms have skyline and Central Park views, while the landscaped garden contains lovely decorative fountains. Extravagant features like the double-height pool room make this one of the most talked about buildings in recent memory.
515 Highline: Designed by the world-famous SCDA Architects, this condo at515 West 29th Street will be a very exclusive residence when it opens, most likely in the fall—the building will only have 11 floors and 12 units. Don’t expect anything remotely ordinary here. With the front of the building facing the High Line, the developers are incorporating artwork into the design, though the building will also look like a work of art itself. The rippling, glassy façade sets the tone, ensuring it will be a standout in the neighborhood, and each apartment will have an outdoor space equipped with a fire pit.
Baccarat Hotel & Residence: The Baccarat offers a carefully curated collection of 60 residences above the glamorous hotel, ranging from one to five bedrooms. Among them are six full-floor homes, three duplexes and the pièce de résistance: the duplex penthouse with simply incredible Central Park and skyline views. Floors are six-inch white oak planks finished with custom-designed ebony-mahogany stain, while the entrance doors are of Zircote wood with Baccarat crystal handles. Each bathroom is outfitted with Fantini-polished chrome fixtures, and select residences have gracious terraces and gas fireplaces.
100 Barclay Street: This TriBeCa condo features one of the most extensive amenity programs in all of Manhattan with indoor/outdoor experiences throughout. There’s a fitness center with a spa, sauna, steam room, and pool in an Art Deco inspired setting. The club level on the 18th floor boasts no less than four landscaped and furnished sunrise and sunset terraces with water and cityscape vistas. The common lounge sports a marble and metal fireplace, while the illuminated back bar can be utilized for entertaining. But don’t forget the residences themselves; featuring high ceilings and open floor plans, the apartments also have multiple exposures, oak hardwood flooring, marble island kitchens, and bathrooms completely doused in marble.
